We are currently looking for a Deputy Real Estate & Development Manager to join our IKEA India team  

Purpose

The IKEA vision is to create a better everyday life for the many people. To realize this vision as a part of IKEA India Property & Expansion team, Deputy Real Estate & Development Manager shall play a key role of realizing working tasks in land acquisition and development, in accordance with the business idea “obtain the best location in the target cities suitable for IKEA stores at the best price and within the planned time schedule”. Internal and external communication with internal functions, as well as business partners and government authorities is crucial. 

This document shall give a clear picture of the assignment as Land Acquisition Division Manager. His / Her duties, responsibilities, authorities and how he/she works. The idea is that this document can serve as basis for recruiting and working and performance appraisal. 

Mandate

The Deputy Real Estate & Development Manager shall have a good sense of IKEA leadership and professional local real estate market knowledge, experiences and awareness of related policies. He/she shall be strong in business sense, local culture and habits, good communication skills. He/she shall be in the position to drive regional land acquisition process, steer negotiations with local authority and make proposals for outstanding issues. He/She shall work closely with relevant functions during the project period and will contribute to the full implementation of land grant contract, demolishment and removal, external traffic plan, and investment agreement. The Deputy Real Estate & Development Manager must have the ability to take over tasks from the Real Estate & Development Manager whenever necessary whether in business or people areas. 

Main Responsibilities and Duties

Land Acquisition  

  • Responsible for the analysis of market data for accurate site selection and use of investments in the property market.
  • Identify and critically appraise sites which have the potential for an IKEA store or other IKEA unit, using a variety of criteria and means, including financial assessments, resulting in a recommendation on whether to proceed with a site.
  • Manage and co-ordinate contacts with national & local land agents/owners and take responsibility for negotiating terms to acquire properties at the best possible price and availability.
  • Negotiate and conclude legal contracts, managing the external solicitors to achieve the required time-scales.
  • Establish contacts and present IKEA to Local Authorities & other interested parties in order to develop excellent working relations resulting in their support for any planning applications made. Build and maintain relationships with external partners and suppliers.

Project Management and Leadership

  • Manage real estate project managers to ensure the preparation and submission of any documentation in support of planning applications and planning enquiries, including being an IKEA Company witness when required.
  • Manage the negotiation and finalisation of planning permission & acquisition with the Local Planning Authority, including legal agreements relating to planning and highway agreements and solving on site problems e.g. easements.
  • Closely adhere to the approach laid out in the Chapter 9 document and other Rules & guidelines set within own area of responsibility.
  • Prepare Board and Expansion Steering Group reports and Investment Requests to secure the funding from IKEA. Support Clearing and Investment Committee processes when required from a Property perspective
  • Provide all IKEA units (DS, IICG, Swedwood) with general property advice and consulting.
  • Support and develop co-operation with fellow co-workers by working closely together. Share skills, knowledge and experience and show understanding of others responsibilities.

  • Contribute to the development and implementation of a Property & Expansion action plan to support the achievement of the India Business Plan and Commercial Goals.
  • Play an active role in delivering the Property & Expansion Team’s objectives.

  • Secure the sites based on establishment plan and process
  • Establish contacts and present IKEA to Local Authorities & other interested parties in order to develop support for any planning applications.
  • Manage real estate project managers to ensure the preparation and submission of any documentation in support of planning applications and planning enquiries, including being an IKEA Company witness when required.
  • Negotiate and conclude legal contracts, managing the external solicitors to achieve the required time-scales.
  • Give fully support on all project related issues• Manage and co-ordinate contacts with national & local land agents/owners and take responsibility for negotiating terms to acquire properties at the best possible price and availability.
  • To create an environment where  respective land acquisition & development executives are willing and able to contribute to the success of IKEA expansion in India
  • In charge of trainings for respective and delivery of company policy/strategy to coworkers; To strengthen and develop the team’s competence and performance ability in order to achieve the regional common goals
