Property is a business function that develops, owns and maintains IKEA properties. Property is also a key player in developing the penetration strategy within the commercial territory and has the responsibility to purchase and develop land accordingly. Property has also the responsibility to design, construct and maintain IKEA properties according to the latest IKEA standards and to the lowest possible cost for a specified level of quality and time.
PURPOSE OF JOB:
To develop, manage and control all areas within the job Specialists area. You will be responsible for all FM budgets, goals associated with the utility usage and ensuring 100% compliance for all sites. You will be an expert advisory role providing mentoring and technical support to site-based facility management co-workers on the specific subject area, and maintaining up-to-date expertise in that specific subject area in order to enhance IKEA’s subject area knowledge, while advancing operational best-practice within the business.
Reporting to the Facility Manager, the Facility Management Specialist is responsible for:
Ensuring compliance of all facilities in relation to local and national building standards and legislation.
Ensuring compliance of all facilities in relation to group property and risk requirements for FM.
Monitoring contracts, contractors, suppliers and certifiers for all compliance areas.
Tracking and manage costs in each location to ensure adherence with operating and capital expense budgets.
Supporting in all FM related reviews including facilities reviews and sec check.
Producing and distributing periodic reports on the specialist subject area and, when required, contributing to annual global facility management cost benchmarking.
Identifying own professional development needs and participating in annual self-assessments to review development opportunities.
Assisting to control costs through working in a lean, simple and cost-conscious way using good examples and encouraging colleagues to discover more effective ways of working.
Developing annual goals in relation to all utility consumption, cleaning cost/m2, water/visitor etc. for each site
Developing the annual FM budget by working with each site FM and BNOM. This will also include agreeing to each site OPEX budget and the country CAPEX spend.

Developing subject area knowledge and expertise, both personally and within the facility management organisation.
Supporting the implementation of best practice standards aimed at lowering operational costs and improving the efficiency and reliability of assets and building services.
Sharing practical subject area knowledge with, and nurturing ideas from, facility management co- workers through workplace mentoring and skills sharing.
Developing, implementing and communicating best practice subject area practices nationally, and contributing to the global subject matter expert network.
Supporting the IKEA purchasing organisation to improve efficiencies/costs/equipment by providing periodic input and feedback on procurement strategies and opportunities, vendor performance standards and pricing.
